The Inspection

The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the house itself has any hidden problems that could become costly down the road.

As a professional Certified Home Inspector, it's my job to look for those hidden problems for you. The home inspection is an unbiased, professional assessment of the condition of the house. It provides you an expert opinion and professional report on the condition of the physical structure and various systems within a house. Giving you peace of mind on what may be the largest purchase you'll ever make.

In order to prepare the report, I must conduct a visual inspection of the house. The inspection process typically takes about 3 hours to complete. This of course may vary, according to the size and condition of the home. I strongly encourage you to accompany me during the inspection. This will give you a chance to ask questions and become familiar with the systems of the home. I will inspect all the structural elements and systems of the home. Items that will typically be included in an inspection are:

  • Foundation and support structure
  • Fireplaces
  • Roof systems
  • Basement seepage
  • Safety controls
  • Water heater
  • Ventilation
  • Electrical capacity & components
  • Structural integrity
  • Steps and stairs
  • Heating system
  • Central Air Conditioning system
  • Walks and driveways
  • Built-in appliances
  • Plumbing system & fixtures
  • Garages, Carports, Workshops or other external buildings
  • Surface drainage
  • Windows & doors
  • Insulation
  • Gutters & downspouts
  • Decks
  • Sump pumps

When the inspection is complete, I will tell you of any problems that were discovered and discuss them with you. I will also inform you about any routine maintenance that should be performed, as well as answer any questions you may have. You'll also receive a full written report of the inspection.

My goal is to discover and inform you of anything I find that might affect your purchase decision. I will tell you about any problems I find, and make repair recommendations. I will also inform you of what maintenance tasks are required to keep the home and its systems in top condition.

What to Expect

Your inspection will include a thorough visual examination of the home and property. I will usually spend three or more hours inspecting the house by looking for clues most people never notice.

You are Invited to the Home Inspection

We believe it is important for you to be present for the final half hour of the inspection. As the potential home buyer, being on site during the inspection will give you additional insights to the home and property.

Before the Inspection: Prepare a list of questions about the home and property, and give this list to me. This will ensure greater detailed reporting on areas of your concern. If any special research or equipment is needed - arrangements can be made in advance.

During the Inspection: Please ask any additional questions.

After the Inspection: Learn about the general operation and maintenance of the home. I will point out the maintenance areas and inform you about the items which need monitoring.
